Building in DHA Lahore: what to know
DHA Lahore is the city's largest planned community, spread across many phases. It runs its own building control, and its construction rules are some of the strictest in Lahore.
Approval comes first
DHA requires your building plan to be approved by its Building Control Directorate before any construction starts. Work without an approved plan is not allowed. DHA publishes its Construction and Development Regulations on its official website, dhalahore.org, and updates them from time to time, so we build to the current rules and your approved drawings.
Rules depend on your plot
Setbacks, covered area, height and basement limits change with plot size. Once your drawings are approved, they set the covered area we build and price.
Completion certificate
When the house is finished, DHA inspects it before issuing a completion certificate. Building strictly to the approved map is what keeps this step simple.
Before you build in DHA: a checklist
The usual order of work before construction can start in DHA:
- Take possession of the plot and get its site plan from DHA
- Have the plot demarcated on the ground
- Get a soil test, so the foundations suit the ground
- Appoint an architect and a structural engineer to prepare drawings to DHA's current regulations
- Submit the drawings and get them approved by DHA's Building Control Directorate
- Start construction, built strictly to the approved map
Your architect will confirm DHA Lahore's current requirements for your plot. If you already have approved drawings, bring them to the site visit and we can give you an itemized estimate straight from them.
Plot sizes in DHA
DHA counts 1 marla as 225 sq ft. Most houses are built on 5 marla, 10 marla, 1 kanal and 2 kanal plots.

|---|---|
| 5 marla | 1,125 sq ft |
| 10 marla | 2,250 sq ft |
| 1 kanal | 4,500 sq ft |
| 2 kanal | 9,000 sq ft |
For a cost estimate, the figure that matters is the covered area on your approved drawings. See house construction cost by plot size.
Construction cost in DHA Lahore
DHA's bylaws and the finishing standard expected in DHA homes both shape the total. Basements are common on 1 kanal and 2 kanal plots and add excavation, retaining walls and waterproofing. Ask for grey structure and finishing priced separately, so you can see where the money goes.
The total is always the covered area on your approved drawings multiplied by the rate for your scope. We give you that rate in writing, split into grey structure and finishing, after a free site visit in DHA Lahore.
