What finishing covers
- Plaster, inside and out, if not done in grey structure
- Floor and wall tiles, marble or stone
- Paint and exterior finishes
- Doors, windows and woodwork
- Kitchen and bathroom fittings
- Electrical wiring, switches and fixtures
- Plumbing fittings and sanitary ware
- False ceilings and final touch-ups
The estimate lists each item with the material grade you choose, so you know exactly what you are paying for.
Why finishing costs vary so much
Two houses of the same size can have very different finishing bills. Finishing cost is driven by your choices more than by square footage:
- Tiles versus marble or stone floors
- Local or imported sanitary ware and fittings
- Solid wood or board for doors, wardrobes and kitchens
- The number of bathrooms and the size of the kitchen
- False ceilings, lighting design and built-in storage
How we keep finishing costs clear
Before work starts, we agree the grade of every main material in writing. If you change a choice later, we show you the cost difference and get your approval before going ahead.
Finishing rates in Lahore
Finishing is usually quoted per square foot of covered area, like grey structure, or as an itemized bill of quantities. A per square foot figure only means something next to the list of materials it assumes. Ask any builder for that list before you compare rates.
Buying material yourself
Some owners buy finishing material themselves and pay for the work separately. If you plan to do this, tell us at the first call so the estimate matches how you want to work.
Finishing a grey structure built by someone else
If another contractor built your shell, we start with a site visit to check it: levels, wall alignment, and where conduits and pipes have been laid. Anything that needs fixing before finishing goes into the estimate as its own line, so you see it before work starts.
Plot size and covered area
Most Lahore societies, including DHA and Bahria Town, count 1 marla as 225 sq ft. Older areas and land records sometimes use 272.25 sq ft per marla, so check the measure on your plot documents.
| Plot | Area at 225 sq ft per marla | Area at 272.25 sq ft per marla |
|---|---|---|
| 5 marla | 1,125 sq ft | 1,361 sq ft |
| 7 marla | 1,575 sq ft | 1,906 sq ft |
| 10 marla | 2,250 sq ft | 2,723 sq ft |
| 1 kanal | 4,500 sq ft | 5,445 sq ft |
| 2 kanal | 9,000 sq ft | 10,890 sq ft |
Covered area is not the same as plot area. It depends on how many storeys you build and on the coverage and setback rules for your plot. Your approved drawings give the exact figure, and that is the figure the rate applies to.
Comparing finishing quotes in 2026
Rates in Lahore are hard to compare because every builder includes different things. Ask these questions of every quote, including ours:
- Is every main material named, with its grade or brand?
- Are kitchen cabinets, wardrobes and false ceilings in or out?
- Who supplies sanitary ware and fittings, and at what allowance?
- Is electrical wiring included, or only fixtures?
- Is exterior finishing (paint, cladding, stone) part of the price?
- How are changes priced if you switch a material later?
Our estimate answers each of these in writing before work starts.
